|Over the next few years, borrowers of CMBS and bank loans will find themselves short on capital as they attempt to refinance their commercial real estate assets. This is, in part, due to the loose underwriting that was adopted at origination specifically during the years 2005-2007. Over $1.2 trillion of commercial real estate debt is set to mature over these next few years and many assets will either fail to qualify for a new loan or be short on equity to meet the new lender requirements. This means the borrower will need to have the excess cash and liquidity to pursue a conventional refinance.
